Queen Anne House

This is a very special office, for the discerning, with good taste and of particular interest to those who appreciate older, classical buildings.

The property is a Grade 2 Queen Anne House circa 1702 Listed Building, and restored and refurbished to a very high standard and makes a splendid character office. The builder who carried out the complete restoration was awarded the prestigious winner of the Federation of Master Builders Quality Award for Excellence for achieving a high standard of excellence and quality in the execution of the restoration. This was awarded in 1990.

GROUND FLOOR

With raised fielded panel doors and matching cupboards. New box sash windows constructed to the original pattern throughout the building. Large timber beams to ceiling and fireplace reveals with fitted cupboards.

It is proposed that this floor is used as one room or alternatively, divided when required by folding doors, making two offices.

Also on this floor is a server room, WC, kitchenette, meter storage cupboards, water and central heating boiler and drying cupboard. Access is from the car park at the rear, or from the front via the splendid Queen Anne door case and door on raised Portland stone steps. There is a fine cornice under the front parapet wall with short flank returns.

FIRST FLOOR

Access is from the front door case or rear access via stairway, consisting of fully panelled and half-panelled hallway, leading to other floors and rooms. There are three rooms, which are fully panelled from floor to ceiling with box sash windows; Bolection moulded marble chimney pieces, cast iron fireplaces and ceiling centres. The panelling to the front room is raised and fielded, as are the doors throughout.

The two large rooms are divided by a pair of doors so one larger room may be achieved. The hallway is fully panelled.

SECOND FLOOR

This is reached via the stairway which is half panelled. The stairs are easy going with turned spindles. The floor has three separate rooms, one fully panelled and two plastered, all with pretty cornices and ceiling centres. The two main rooms both have marble Bolection moulded chimney pieces. There is a WC with wash hand basin also on this floor. All with box sash windows.

THIRD FLOOR

This consists of two large rooms, one smaller room, a large cupboard, and kitchenette. The rooms have box sash windows. All under a hand made clay tile roof and lead covered gutters, dormers and parapets.

All with gas central heating and plumbing, with ample electrical points, telephone points and computer trunking and wiring.

ROOF SPACE

Storage space is available and accessed through trap doors.
